Amaiya is a 734-home neighbourhood inside the Garden City master plan, off Exit 7 of the Thika Superhighway. The first phase handed over in July 2022 and is occupied, which is the part worth knowing: you can walk the finished blocks before you buy into the new ones.
D, E and F are sold off plan, with construction starting in September 2026. The homes are IFC EDGE certified, which is a measured standard for how much water and power a building uses rather than a slogan. Between the blocks there is a one-acre park, botanical gardens, a heated pool, a jogging track, a multi-purpose court, a clubhouse and an indoor gym.
